T he number of delinquent mortgages continues to fall, but the foreclosure crisis is still taking its toll on hundreds of thousands of borrowers. Of the approximately 952,000 borrowers who are 90 or more days past due on their monthly payments, but not yet in foreclosure, 62 percent have already been through some form of home retention program, according to Black Knight Financial Services (BKFS). They are, it seems, beyond help. Home retention programs were established by lenders and the government to work with borrowers to enable them to keep their homes. Loan Modifications Fail at a high Rate "The percentages do look significant," said Ben Graboske, senior vice president of Black Knight's data and analytics unit. He pointed to trends in the government's modification program, which has given borrowers less relief of late. In 2010, homeowners on average could have received a $530 monthly payment reduction. That has dropped to the $450 range today....

F reddie Mac  has sold its third bundle of seriously delinquent single-family mortgage loans of 2015 via auction, according to an  announcement from Freddie Mac  on Tuesday afternoon. The winning bidder was LSF9 Mortgage Holdings, LLC. The sale included 1,052 non-performing loans serviced by Ocwen Financial with an aggregate unpaid principal balance (UPB) of $201 million. The loans were offered for sale in a single pool. The loans were sold on May 21 and the transaction is expected to close in July. The cover bid price, which was the second highest bid, fell in the mid-70s percent of the UPB for the pool of loans. The weighted average BPO was 93 percent, average loan size was $191,177, and the note rate was 5.28 percent, according to Freddie Mac. The deeply delinquent status of the loans, which are three years delinquent on average, indicates that the borrowers have already been evaluated for or are in some stage of loss mitigation, or are in some stage of for...

Foreclosure Starts Rise for the First Time in Months

Foreclosure starts rose for the first time in eight months....  in May, but there is still reason to be optimistic about the United States housing market, according to the latest Mortgage Monitor Report of the latest available data released by Black Knight Financial Services. The report indicated that foreclosure starts nationwide rose by 9.5 percent. The rise in May reverses the eight month trend of continuing decline in starts. However, the outlook for the housing market is still trending upward compared to years past and Black Knight cautioned against reading too much into the backwards step. "While foreclosure starts did rise over 9 percent in May, it's important to remember the historical trend is still one of improvement," said Kostya Gradushy, Black Knight's manager of Loan Data and Customer Analytics.
